About this role

As one of BC’s fast growing Construction Management companies, KCM is looking for qualified team members to fuel our continued growth! We are seeking enthusiastic Senior Project Managers to join our management team and work directly with company executives on new Multi Family and Mixed Use projects. The Senior Project Manager will lead the Project Team, including the Project Coordinator, Site Superintendent and Trades. Daily communication with Executive, Site, Trades, Suppliers and Consultants. Key Tasks Pre-Construction: • Liase with the design team to ensure necessary construction documents are available for tender • Leading the development and management of the tender documents • Developing and updating project schedules • Review all the project drawings and prepare relevant and detailed scope of work for each trade • Prepare the bid comparison based on scope of work • Prepare CCDC contract documents and Schedules • Assist in the selection of site personnel • Manage site personnel in conjunction with Site Superintendent Construction: • Complete job start-up tasks as required • Prepare and enforce Site Safety programs • Liase with municipal officials and project consultants • Continue tendering and procurement as needed to fulfill project needs • Oversee and direct Project Coordinator • Provide technical assistance to Site Superintendent and trades as required • Prepare RFI documents and facilitate trade RFI’s. • Organization and Review of Shop Drawings/Submittals • Monitor and control project schedule • Review project budget and control project costs and budget throughout the project schedule • Review and code project invoices • Issue Purchase Orders • Coordinate requests from suppliers and trades • Review and Administer Change Orders • Track internal Site Personnel and timesheets • Monitor material delivery to ensure timely arrival on site for maintaining project schedule • Monitor quality control using quality control checklist • Coordinate all consultants and city inspections • Follow up on all municipal and consultant field reviews & inspection reports to ensure all deficiencies have been addressed • Report regularly to company executive management team and development team on project schedule, procurement and budget. • Prepare Substantial Completion documentation and administer holdback process • Prepare and manage Project Occupancy, Commissioning, Verification and Warranty documentation • Administer Project Dropbox folders Required Skills and Experience • A minimum of 10 years of recent work experience as Project Manager for multi family concrete and wood frame projects over $20M hard cost budget in Canada • Understanding of BC Building Code and latest energy code, LEED and relevant regulatory requirements in Vancouver, Burnaby and North Shore municipalities • Familiarity with Bluebeam • Expert in MS Office • Expert in MS Project • Expert in Dropbox • Familiarity with BIM models • Excellent written skills • Proficiency in CCDC documents and construction contracts • Proficiency in BC Lien legislation and administration of holdback releases • Proficiency in basic accounting • Strong and proven negotiation skills • Strong ability as a team leader and motivator • Strong work ethic and punctuality • Must have a vehicle and ability to utilize own vehicle as may be needed Job Location Head office in North Vancouver Daily travel to Project sites (North Shore, Vancouver and Burnaby) Job Type: Full-time Pay: $108,000.00 per year Benefits: • On-site parking Flexible language requirement: • French not required Application question(s): • Have you had your ten years of Project Manager experience in Canada? • Do you have your own vehicle and willing to use it daily if required?
